London’s new $665m skyscraper, tallest resi-tower in Kensington and Chelsea unveiled

SevenCapital, a leading UK property investment, development and management group, and MARK Capital Management, a pan-European real estate investment manager, are gearing up to launch 100 Kensington, a new ยฃ500 million (GDV) residential led development delivering the only new vertical village in the Royal Borough of Kensington and Chelsea.

Comprising 462 new homes, including 276 market sale apartments and 186 affordable homes, 100 Kensington will be complete with the tallest residential tower built to date in the Royal Borough, leisure and community facilities, and retail and commercial premises.

With an architectural masterplan by John McAslan & Partners and detailed design by Corstorphine & Wright, 100 Kensington will provide a new architectural gateway for Kensington with seven striking buildings designed around a central podium landscaped garden.

It will include rooftop gardens and terraces; a pavilion building for cinema screening and events; health club with gym, swimming pool and fitness studio; concierge, retail and office premises..

100 Kensington is located on a 1.7 hectare site which was originally part of the hunting grounds of the Kensington estate of Lord Protector Oliver Cromwell and his son Richard. Used since 1990 as a car park the regenerated site will now provide a vibrant new residential quarter for Kensington.

One of the largest residential construction projects undertaken to date in Kensington and Chelsea, the new development is now 25% progressed with delivery being project managed by main contractor Ardmore. Construction started in 2020 with phased completion expected to begin by Q4 2026 and final build completion planned for early 2027.

Designed by Foster + Partners The Whiteley is part of the ยฃ3 billion regeneration of Queensway, scheduled to be fully complete in 2026, involving five different developers delivering a new residential neighbourhood of over 350 new homes, 10,000 sqft of office space, 530 metres of refurbished shop fronts and 500 metres of new retail and leisure space, including new boutiques and a Six Senses hotel. Accessed from West Cromwell Road via a new plaza, the new vertical village at 100 Kensington will include a 29-storey landmark tower, the tallest ever built in the Royal Borough, providing 129 market sale apartments, including two duplex penthouses. The core of the tower is now at 18 storeys with the 29th storey and topping out anticipated for end 2025/ early 2026.

There will be three mansion buildings, each 12 to 14 storeys high, inspired by Kensingtonโ€™s Victorian and Edwardian mansion blocks, with construction of the mansion buildings currently on schedule.

Two of the mansion buildings will provide 116 market sale apartments and a 12-storey tower with a stepped facade will provide a further 31 market sale apartments. The third mansion building and another residential building with a stepped facade fronting onto Beckford Close will provide 186 affordable housing units managed by Notting Hill Genesis.

There will also be a community leisure centre including a gymnasium, 20 metre swimming pool and fitness studios, available to all residents at a highly subsidised rateย  The podium will have a residents only lounge with cinema screen facing onto the landscaped gardens.ย  Furthermore there will be commercial office space fronting onto the entrance plaza.

The market sale apartments will average 929 sq.ft. in size with leading designer Conran & Partners responsible for the design of the communal areas, layouts and specification of the market sale buildings.

The podium garden will be designed by award winning landscape architects IDP and will include a single storey pavilion building providing a function room for cinema screening, banqueting or other events. The mansion buildings will have rooftop gardens whilst the 12-storey stepped tower has a 7th floor garden terrace and a 12th floor roof garden.

The vertical village delivers skyline homes with gardens, terraces and leisure facilities such as the pavilion building at an elevated rather than ground level. The concept provides residents with enhanced security, privacy and wellbeing due to the outside leisure spaces and homes being above the city, ensuring natural light and unrivalled views.
