With Arsenal ending a 22-year wait for Premier League glory this season, the latest research from eXp UK has revealed that, when it comes to house price performance, the clubโs local property market is sitting firmly in the relegation zone.
eXp UK analysed house price growth around each Premier League stadium since the start of the season (August 2025), looking at how the average house price within each stadium postcode district has performed over the course of the season.
The research shows that house prices in the N7 postcode, home to Arsenalโs Emirates Stadium, have fallen by 7.8% since the start of the season, making it the third weakest performing Premier League housing market over the course of the campaign.
Only Newcastle United and Burnley have seen a worse rate of decline, with house prices around St Jamesโ Park having fallen by 10.7%, whilst property values around Turf Moor have dropped by 14%.
In contrast, Chelsea and Fulham top the Premier League property table, with house prices around Stamford Bridge and Craven Cottage climbing by 11.3% over the course of the season.
Aston Villa ranks third, with values around Villa Park increasing by 7.1%, whilst Tottenham Hotspur sits fourth, with growth of 3.9% around the Tottenham Hotspur Stadium.
Leeds United completes the top five, where house prices around Elland Road have increased by 3.7%.
Elsewhere, Liverpool, Crystal Palace and Manchester City have all seen modest positive growth over the season, whilst Manchester United, Everton, West Ham and Nottingham Forest all sit in negative territory alongside Arsenal.
