Firethorn brings former Westminster ‘spy school’ to market

A prominent landmark building at the northern approach to Vauxhall Bridge is being prepared for a major redevelopment that could unlock a scheme worth up to £100m, as one of central London’s most strategically located vacant sites comes to market.

The building, which is understood to have been associated in local lore with MI5’s use as a training facility, occupies a commanding position close to the River Thames, Westminster and Victoria, placing it within one of the capital’s most tightly held development corridors.

Despite its historic appearance, the structure was completed in 1988 and formally opened by the then Prince of Wales, now King Charles III. It has since been stripped back internally to its concrete frame in preparation for full redevelopment.

The site is now being positioned for a wide range of potential uses, including luxury residential, hotel, co-living, hostel accommodation, embassy space, museum or gallery use — subject to the necessary planning consents.

Developers say a number of permissions are already in place, including prior approval for conversion into 52 residential apartments under permitted development rights, providing a base level of residential potential for the scheme.

Further upside may be available through additional massing, with the building already benefiting from consent for an office extension that could increase overall floor space.

Depending on the final configuration, the gross development value (GDV) is estimated at £80m to £100m, reflecting both the scale of the site and its highly desirable central London location.

The property’s position at a key gateway between Westminster and the south bank of the Thames is expected to attract significant interest from investors seeking to reposition large, flexible assets in prime central London.

With structural works already underway to strip the building back to its frame, the next phase will depend on the planning strategy and market appetite, with developers weighing residential demand against the continued strength in the hospitality and alternative living sectors.

The site adds to a growing pipeline of redevelopment opportunities emerging across central London as older commercial buildings are repositioned for residential and mixed-use schemes amid shifting occupier demand and tighter planning constraints.
