Providing 7,940 sq.ft. (737 sq.m) of sleek living space, a six-bedroom Los Angles style villa on Cannon Lane in London’s Hampstead, designed by legendary minimalist architect Claudio Silvestrin, who has designed super-cool properties for A-listers Kim Kardashian and Kanye West, fashion designer Georgio Armani and Caroline Neuendorf of the Artnet digital art dynasty: for sale via Beauchamp Estates.

Offering an abundance of lateral living space over five floors the Hampstead villa has sleek and spacious Los Angeles style entertainment rooms, passenger lift, 160m2 upper and lower garden, a two car garage with James Bond style car lift, home cinema and a health spa occupying its own private floor with swimming pool, gym, sauna, steam and treatment room.

Originally built in 2016 the villa is designed by an Italian architect considered the master of contemporary minimalism. Multi-award-winning Claudio Silvestrin is known for his beautiful, serene spaces and simple, yet stunning, interior architecture and design.

It is Silvestrin, who designed the minimalist 2,427 sq.ft. New York (Soho) loft with French limestone interiors that Kim Kardashian and Kanye West once had as their Manhattan base (put up for sale in 2019), and which was previously, between 2007 and 2014, Kanye’s bachelor pad.

In 2013 Claudio Silvestrin worked with Belgian designer Axel Vervoordt to advise Kim Kardashian on the five-year refurbishment of her Los Angeles (Calabasas) residence, creating a 15,000 sq.ft. minimalist mansion complete with three soft grey shade cars, styled to “blend in” with the house – a Maybach Sedan, Rolls Royce Phantom and Lamborghini Urus.

Prior to his Kardashian projects, between 1999 and 2007 Silvestrin travelled the world designing cool minimalist interiors for Georgio Armani and in 1991 he created an iconic Mallorca villa for digital art heiress Caroline Neuendorf.

Providing an abundance of lateral light filled living space over basement, lower ground, ground and two upper floors, Claudio Silvestrin’s Hampstead villa is the epitome of minimalist cool – typical of many A-lister homes in Manhattan and Los Angeles – with simple, open living spaces, clear lines and geometric forms, with the finishes including yellow-ochre rock slab walls and flooring (the rock sourced from the Italian Dolomites), interspersed with Oak timber floored spaces and oxidised brass with bronze finish to the door handles, surfaces and railings, the luxe spaces boarded by full height architectural glazing.

Just like an LA villa, the Hampstead villa cleverly merges inside and outside living, with the contemporary garden designed as an outside entertaining and relaxation space by landscape designer Chris Beardshaw, an RHS Chelsea gold winner, featuring an upper garden and terrace with a staircase leading to the lower terrace. Each principal room of the house has a walk-out glass balustrade balcony or terrace including balconies to the bedrooms on the first and top floor, with the roof forming a green roof/eco-garden.

The house has three floors of entertaining space, with the open plan principal reception room occupying the entire ground floor, with full height glazing opening onto a large terrace, a separate balcony and the garden. The ‘show kitchen’ with central island is located off the main living space.

On the lower ground is a second reception room, connected directly to the reception room on the floor above by a spiral staircase, a home cinema and a glass walled family kitchen and breakfast room with a ‘t’-shaped central island with breakfast bar and a separate walk-in pantry and cold store.

The health spa occupys its own private floor in the basement of the house with a circa 60ft long swimming pool located in a spectacular stone slab clad pool room which is open plan to a treatment/massage room. The treatment room is edged by rill water features which make the massage space appear to be floating in the swimming pool. Glass walls give access to the adjoining gymnasium, sauna and steam room, with the spa complete with changing rooms with shower and WC. There is also a staff bedroom/studio on this floor.

The principal bedroom suite spans the entire depth and one side of the first floor, with the main bedroom opening onto a balcony and separate terrace, compete with a walk-in dressing room and a master bathroom with sculptural freestanding bathtub. There are three further bedrooms (one ensuite), each opening onto outside balconies. There is also a family bathroom on this floor.  The top floor of the house is occupied by the principal guest suite – or a second principal bedroom – opening onto a wrap-around terrace, also featuring a walk-in dressing room and ensuite shower room.

The kitchens and bathrooms in the Hampstead villa bear a striking resemblance to those in Kim Kardashian’s Los Angeles mansion. As part of her press and social media output, Kim Kardashian has said she likes the “calmness” of the “minimalist monastery” that is her LA mansion and in Architectural Digest, Vogue and on her social media she has showcased the minimalist interiors including the sculptural taps and basins in her kitchens and bathrooms, designed by Claudio Silvestrin and Axel Vervoordt.

Gary Hersham, Founding Director of Beauchamp Estates, says: “This iconic Hampstead villa brings Los Angles minimalist cool to London, designed by world renowned architect Claudio Silvestrin, who has designed interiors for Kim Kardashian and Kanye West, Georgio Armani and heiress Caroline Neuendorf.

“This trophy home is truly unique in London, created by an architect who is admired by both international architects and designers and A-list clients who want a home that is a piece of architectural artwork alongside being a beautiful residence of impeccable taste and refinement.”

Rosy Khalastchy, Director & Head of Beauchamp Estates St John’s Wood office says: “The Claudio Silvestrin villa in Hampstead is an iconic residence, like a piece of contemporary artwork.

“The cool minimalist interiors and the beautifully designed upper and lower gardens provide the perfect retreat for a family wanting a London base. Over the last few years the villa has been rented out to a series of major Hollywood stars who have wanted to reside in an LA style pad whilst they have been working in London.

“Now the vendor has decided it is time to list this very special property for sale, with its celebrity connections we anticipate a lot of interest in this residence.”

Cannon Lane is an exceptionally private road just minutes from Hampstead Village and Hampstead Heath. Nearby independent schools include University College School, South Hampstead High School, Devonshire House Preparatory School and the American School.

The Claudio Silvestrin villa in Hampstead is available to buy for £17,250,000 (freehold). For further information or to arrange a viewing, please contact Beauchamp Estates (St John’s Wood) on Tel: 020 7722 9793, or visit www.beauchamp.com
