For many UK buyers, Portugal has long been synonymous with sunshine, lifestyle and holiday homes.
But according to Paul Stannard, Founder and Chairman of Portugal Pathways, today’s international investors are looking far beyond the traditional second-home purchase.
In this interview Paul shares his insights into what is driving demand, where investors should be looking, how buyer priorities have evolved, and the key considerations anyone should understand before making a move into one of Europe’s most resilient property markets.
1. Why does Portugal continue to resonate with UK buyers?
Portugal offers a compelling combination of lifestyle, safety, climate, healthcare, accessibility and long-term value. Increasingly, UK buyers view Portugal not simply as a holiday-home destination, but as part of a broader international lifestyle and wealth-planning strategy.
2. What research should investors undertake before buying?
Investors should define their objectives first, then undertake due diligence on location, developer, planning permissions, taxes, ownership structures, rental demand and exit strategies. They should also understand that planning and development rules vary significantly between municipalities.
3. How have buyer priorities changed?
Today’s buyers are increasingly focused on flexibility, wealth preservation, education, healthcare access, energy-efficient homes, rental potential and future relocation options.
4. Emerging or overlooked regions?
Alongside Lisbon, Cascais and the Algarve, investors should consider the Silver Coast, including รbidos, Nazarรฉ, Foz do Arelho and Lourinhรฃ, as well as selected areas of the western Algarve.
5. How has the Golden Visa conversation changed?
The conversation has evolved from property-led investment towards qualifying regulated alternative investment funds and diversified investment strategies. Investors increasingly discuss tax planning, family security and long-term wealth preservation.
6. First piece of advice?
Start with your objectives rather than the property. The most successful buyers define what they want to achieve before selecting a location, investment structure or property.
