Monaco REDD to transform Mayfair property into £10m duplex garden residence

REDD, the Monaco and London multi-national luxury property company, has acquired a grand Edwardian property at 7 Charles Street in Mayfair and have successfully obtained planning permission to create a new £10m duplex residence providing 3,100 sqft of living space complete with a courtyard garden and double height crittall glazed stair gallery.To celebrate the forthcoming project and REDD’s first ‘birthday’ 12-months operating in London, the company held a VIP cocktail party at 7 Charles Street for 150 VIP guests, hosted by Russell Smithers, Managing Director of REDD’s operations in London.At the VIP event guests reviewed plans for the duplex and visited adjoining dressed residences already created and delivered by REDD. Enjoying live entertainment by DJ Tasty Lopez (#tastylopez), food by Rare and champagne and drinks by Berry Bros. & Rudd, guests were also briefed on REDD’s existing £100m Mayfair portfolio and on the luxury brand’s pipeline property development and property management activities in the Capital.REDD transformed the unmodernised apartment into a VIP party venue creating a club lounge with DJ booth, sofa chairs and drinks tables; chill out space and bespoke cocktail bar with champagne Jacuzzi. The walls were dressed with REDD images from London and Monaco and striking murals by leading graffiti artist Indelible (#indelible_murals).Located over lower ground and ground floor levels, the property at 7 Charles Street currently provides 2,868 sqft of space and is located within a Grade II listed Portland-stone clad Arts and Crafts style mansion building, constructed in 1900 and designed by architect F M Elgood, known for the exuberant Radiant House on Mortimer Street and his grand houses in Marylebone and Mayfair for wealthy clients from the legal, banking and medical professions.

7 Charles Street served as the London home of Edwardian barrister T. T. Clifton who along with criminal specialist Sir Edward Marshall Hall advised on some of the most famous cases of the era including the Camden Town Murder trial of 1907 and the sensational 1923 trial of Princess Marguerite Fahmy, accused of murdering husband Prince Ali Fahmy, the Princess being a former lover of Edward, Prince of Wales. The property is currently in need of complete refurbishment and modernisation.REDD appointed James Bell of leading architectural practice MSMR to devise plans for the transformation of the property into Mayfair’s finest duplex garden residence. The plans have recently gained planning consent from Westminster City Council and allow for the creation of a luxurious duplex residence with entertaining and reception rooms on the upper level and bedroom suites on the lower ground floor.In the consented residence a spacious entrance hall provides access to a study/library overlooking Charles Street and a guest powder room. Double doors from the hall lead into the main reception room which has a 16ft high ceiling and raised French doors opening onto a spectacular double height stair gallery which rises over 18ft from a lower ground courtyard garden.Beyond the reception room is a galleried landing leading to the family kitchen and dining room, with the gallery incorporating a feature staircase leading to the lower floor. The kitchen and dining room overlook the gallery. The lower ground floor is designed around the courtyard garden.
