British-Canadian fashion designer Patrick Cox has sold his 1,908 sq.ft (177 sq.m) Victorian villa on Lanark Road in London’s Little Venice, via Inner London estate agent Aston Chase, enabling Patrick to move to Ibiza and start on another ‘grand designs’ style property project.

After living in a flat in trendy Notting Hill, Patrick purchased the Lanark Road house in 2002 and spent almost 1.5 years remodelling and meticulously designing the property before finally moving-in during late 2003.

Providing substantial accommodation over lower ground, ground and two upper floors, Patrick transformed the original four-bedroom villa into a stunning “entertaining house” providing an abundance of open lateral living space. The home provided the perfect luxury pad for Patrick and his two beloved British bulldogs Caesar (nine years old) and Brutus (six).

Whilst the original period staircase was retained, the four floors were totally gutted and rebuilt behind the retained Victorian façade, creating a bright and airy open-plan style contemporary home finished to the highest specification.

On the lower ground floor is the designer kitchen, large dining area and a media room/entertaining space opening onto a patio terrace at the front and the garden to the rear. Sleek stainless-steel kitchen units are complimented by luxurious flooring created from slabs of the finest chocolate coloured Emperador veined marble.

The ground floor provides a 27 ft double volume reception room with generous ceiling height, bespoke joinery and American walnut wood parquet flooring. Patrick’s master bedroom suite occupied the entire first floor complete with black Nero marble bathroom. Patrick used the top floor second bedroom with ensuite shower room as a vast walk-in dressing room, including almost 400 pairs of shoes. The house is complete with a guest ‘disco bathroom’ featuring an array of mirrors and a terraced rear garden.

Cox said: “For fifteen years the villa in Little Venice has been home for myself and the dogs. Its close to Regent’s Park, which is ideal for walking the dogs and the house has totally bespoke interiors and represented a very special purchase for the discerning buyer.

“I will really miss the house and Little Venice, but I am looking forward to taking on another “Grand Designs” style project in Ibiza. The guys at Aston Chase have been great and they have delivered the successful sale they promised me when instructed.”

Lee Koffman, House Sales Manager at Aston Chase said: “Aston Chase is delighted to have sold Patrick’s house for him.

“He is a great client who listened to our advice on local property values and target buyers, and the result is the successful sale we have delivered. Patrick’s home on Lanark Road is beautifully presented, with an abundance of character and style.

“Its close to the local high street of Clifton Road and Maida Vale underground station.”

Mark Pollack, Founding Director of Aston Chase said: “Patrick’s house is in immaculate condition and finished to a luxurious specification.

“This sale also demonstrates the current appetite for smartly refurbished or newly remodelled or new build homes. Currently around 65 per cent of our clients are choosing to purchase high quality newly built or recently refurbished homes, with less demand for tired or outdated second-hand homes. Discerning buyers want “turn key’ properties which are well presented and ready for immediate occupation.”
