For potential buyers looking to buy a home that will in turn help others, The Masefield is a worthwhile investment as the newly-built, neighbouring 84-bed care home will be funded by the sale of the homes, along with other social projects set out by the council.

Cllr Rachael Robathan, Westminster City Council Cabinet Member for Finance, Property and Regeneration said: “This is an example of us getting involved and helping to tackle the lack of housing in Westminster. By building homes ourselves for sale, we can increase the overall supply, and raise funds for our own affordable house building programme.

“We are delivering 1,850 affordable homes in Westminster by 2023.

“As part of this scheme we are also creating 84 extra care spaces, tackling one of our biggest challenges in Westminster.”

Nestled amid the iconic neighbourhood of Maida Vale, The Masefield will consist of one, two and three bedroom apartments and duplexes and is being self-delivered by WCC on the former pupil referral unit on Shirland Road in the Maida Vale Conservation Area. All apartments will have access to private outside space and bicycle storage.

Designed by PRP Architects, the modern open-plan homes, located behind the world-renowned BBC Maida Vale Studios, will gently complement the existing Victorian housing, with large windows, inset private balconies, and intricate stone detailing.

Attention to detail follows in the interiors that are designed to provide a sanctuary in the heart of West London. Every apartment and duplex has been designed to maximise space and light with large oversized, floor to ceiling windows and flowing, open-plan layouts.

Apartments and duplexes come in a range of floorplans that include open-plan living, dining and kitchen spaces leading out onto large, private balconies or terraces. Generously-sized bedrooms come with built-in wardrobes. Kitchens include a selection of Siemens integrated appliances, white quartz worktops and oak wood flooring, while family bathroom and en-suites feature ceramic stone and bespoke chrome finishes, Villeroy & Boch sanitaryware and underfloor heating, are also fitted throughout the apartments.

Westminster City Council has embarked on an ambitious development programme that as well as providing much-needed new homes across the borough, will generate funding for brand new social and affordable homes, state-of- the-art community facilities and the rejuvenation of existing neighbourhoods.

The vibrant Maida Vale village offers residents a wander through some great outdoor spots including the 27-acre Paddington Recreation Ground just moments away, strolls along Regents Canal or Little Venice and the opportunity to browse a selection of markets and shops. From independents to high street names, artisan eateries and local pubs, there is plenty to do in the area, which prides itself on its close-knit community feel.

For families looking to be close to excellent schools, Maida Vale is a top spot for education. The Masefield is within walking distance of Essendine, Ark Atwood and St Saviours primary schools while secondary schools Paddington Academy, Westminster Academy and St Augustine’s are all less than one mile away.

Being in the heart of Zone 2, The Masefield is easily accessible by public transport, bicycle and on foot. Maida Vale underground station is a short eight-minute walk away with regular services into Oxford Circus in 11 minutes and London Waterloo in 18 minutes. For those looking to travel further afield, motorways are easily accessible by car and Heathrow is 18 minutes away on Crossrail from Paddington.
