The latest analysis from Yopa, the full-service estate agents, has revealed that High Street is the nation’s most popular road name when it comes to the number of transactions taking place on an annual basis, although there is some regional variation when it comes to the most sought after road names, with Manchester Road topping the table in the North West.

Yopa analysed sold price records from the Land Registry, looking at property sales to have completed over the last year (Jan to Dec 2024) across England and Wales, to reveal which are the nation’s most popular road names based on sales market activity.

The analysis reveals that High Street is the nation’s most popular road name, with 2,772 transactions taking place on High Streets across England and Wales in 2024.

Station Road proved the next most popular, with 1,647 homes sold across streets named as such, whilst Church Road 1,018 and London Road (998) also ranked within the top five.

However, when breaking the market down at a regional level, Yopa’s analysis found that there are some variations when it comes to the most popular road names based on homes sold over the last year.

For example, across the North West, Manchester Road proved the most popular street name with 181 homes sold across roads of this name.

Across the East Midlands and Yorkshire and the Humber, Main Street was the most common street name, whilst Front Street topped the table in the North East.

CEO of Yopa, Verona Frankish, said, “Whilst the property market across England and Wales is incredibly diverse, there’s a good chance your town is home to a number of street names that can be found in almost every town and city across the nation.

High Street is a particularly common one as almost every town boasts a high street, as well as a church or a station of some sort and, if they don’t, the roads themselves can nod to the historical fabric of the area.

At the same time, such roads are likely to be found in sought after and central locations to town and city centres which can also make them popular amongst homebuyers, due to draws such as an abundance of amenities or good transport links.

However, it’s fascinating to see that there are some regional differences when it comes to the most popular street names across each area of the nation and, whilst all roads may have previously led to London, it’s Manchester Road that is now the most prominent in the North West.”
