Landlords are being given a Christmas gift with the opportunity to let their property for free this December. The offer comes from a new and growing letting agency, Target Location, which operates across the whole of London.

Any landlord that instructs their property with Target Location before Christmas will benefit from a free tenant find service which usually costs £2,000. Target Location also do not charge renewal fees if the tenant stays beyond the initial contract, as standard.

The tenant find package includes professional photography, videos, virtual tours and floor plans, as well as advertising of the landlord’s property on leading portals Rightmove, Zoopla and OnTheMarket and many more.

Once a suitable renter is found, landlords will also benefit from free services such as tenancy contracts, referencing from a leading UK referencing provider and tenant deposit registration. Any additional outsourced services such as inventories will be chargeable to the landlord.

“It’s been a ridiculously tough year, that’s why we want to spread some cheer this Christmas and help landlords occupy their properties for free,” says Ben Couper, Director of Target Location.

“With landlords able to save thousands of pounds in fees with a free letting package, some of the savings could even be passed on to tenants.”

“It has been a difficult year for everyone and many landlords will have been feeling the effects of the pandemic with higher rent arrears and increased financial uncertainty,” he says.

“This is also against a backdrop of tougher buy-to-let conditions in recent years as landlords’ margins have been squeezed due to government policies such as the removal of buy-to-let mortgage interest tax relief and an additional 3% stamp duty surcharge,” Couper adds.

He says that not only are landlords facing a raft of financial challenges, but they have to contend with more compliance obligations than ever before – such as the Right to Rent scheme and mandatory electrical checks – which can be time-consuming, complicated and expensive.

Couper explains that as a new and fresh agency on the block, Target Location is passionate about helping landlords and keeping their costs down.

“We want to hear from any landlord, from new investors to professionals with large portfolios, looking to fill a property now or in the New Year,” he says.

We want to help stimulate the property economy by getting more transactions happening and by employing more and more people to help facilitate the growing demand we are creating.”

“As we say goodbye to a challenging 12 months, it’s time for landlords to start 2021 with a smile,” Couper concludes.
