Build-to-Rent investment through the roof as completions hit all time high

New analysis from Property Inspect reveals that investment into the UK Build-to-Rent sector has increased by 50% in the past year alone.

Property Inspect looked at investment data for the UK Build-to-Rent (BTR) sector and found that in the first quarter of 2025 alone, an estimated total of ยฃ832m was pumped into the sector.

This marks an annual increase of 49.9% since Q1 2024 when investment totalled ยฃ555m.

This very much suggests that UK BTR is going to enjoy a bumper year in 2025 to follow on from a strong 2024 that saw annual investment increase by almost 12% to surpass a total of ยฃ5bn. In fact, over the past five years, UK BTR has seen an average annual investment increase of 14.3%.

Further analysis of completion data shows that this increased investment has resulted in a big increase in the number of BTR homes being delivered to the UK market.

In Q1 2025, construction on an estimated total of 127,156 BTR homes was completed. Not only does this mark an annual increase of 15.8% compared to Q1 2024โ€™s total of 109,847 completions, but it also marks the largest quarterly completions number on record for a sector that has been steadily growing year after year.

It is in high demand from tenants and receiving strong support from lenders who see it as a secure investment,ย  and planning committees who see it as a reliable way of increasing the number of good quality rental homes for their communities.

This BTR revolution, however, presents a challenge for managing agents and property managers. One of BTRโ€™s key selling points is the higher standard of service and living it provides compared to the wider private rented market. As such, tenants expect high quality and efficiency at all times, from check-in through to check-out.

To provide this, managers need top-quality tools at their disposal to make sure that tasks such as inventories, maintenance remediation, and communication are conducted seamlessly and efficiently with the feel of professionalism that tenants expect from BTR homes.โ€
