New GAA report highlights Kent’s outstanding rental growth and accessibility

Strategic consulting service Global Apartment Advisors (GAA) has released the latest report in its ‘Commuter Series’ – a detailed market spotlight on Kent.

The Kent Rental and Build to Rent (BTR) Market Snapshot identifies Kent as a fast-growing, investable rental market that combines affordability with income growth and fast London connectivity.

The county is an essential location for any property investor to consider.

The report found that Kent’s population has a median annual income of £30,384, while disposable income has risen 34% over the last decade.

The rental market has delivered a 7% CAGR over the last five years. This growth has been underpinned by rising demand from professionals and families taking advantage of Kent’s easy connections to London, as well as the county’s appealing rural and coastal lifestyle.

Kent’s strong rental market fundamentals mean many locations across the county would serve investors well. The two rental growth leaders are Gravesend and Dartford, with GAA covering the latter in a report all of its own. Both locations benefit from their strategic position and strong commuter demand, while Dartford – along with Gravesham and Ashford – has seen population growth outpace housing delivery significantly, meaning undersupply is now supporting rental growth and new development.

From a BTR perspective, the report highlights Chatham as Kent’s frontrunner; the town is home to three operational schemes already. Elsewhere in the county, the BTR pipelines is expanding, notably in Maidstone, Gravesend, Dartford and Ashford. Single Family Housing (SFH) is also gaining traction in the county, with operators such as Leaf Living and Lloyds Living focusing their attentions on Kent.
