Latest market insights point to demand for land plots in Portugal into 2025

The latest Portuguese Housing Market Survey from RICS and Portuguese market specialists Confidencial Imobiliรกrio (August 2024) reports that โ€œsupply continues to dwindleโ€ in Portugal. The August 2024 survey points to a headline net balance for new instructions of -20%, following almost identical figures in June and July.

A lack of new supply means that property buyers in Portugal may struggle to find precisely the property they want leading to growing demand for land plots with permission to build, particularly in light of recent changes to Portugalโ€™s urban licensing laws.

Alda Filipe, Real Estate Director at Kronos Homes, said, โ€œIn January 2024, the Portuguese President of the Republic signed a decree to reform and simplify urban licensing. The aim of this is to reduce bureaucracy and streamline real estate operations. It has had an immediate impact, as projects that would once take months or even years to receive approval for construction can now fast-track their way through the system. As a result, buying a land plot and building a home is now a much speedier process.โ€

With property supply so constrained, Kronos Homes is seeing plenty of demand for its land plots โ€“ something which it anticipates will continue through 2025. At the Algarveโ€™s prestigious Vale do Lobo, owned and operated by Kronos Homes, land plots are being sought out by both investors and lifestyle buyers. The elevated level of interest has already seen all of Vale do Loboโ€™s Oceano Clube land plots sell out, along with almost all frontline golf plots in the resortโ€™s Vale Real (โ€˜Royal Valleyโ€™) area.
