Coast and country driving downsizer demand

The latest research from over-50s property specialists,ย Regency Living, has revealed where demand is currently highest amongst silver downsizers when it comes to purchasing park home properties, with coastal and country locations driving the park home market over recent months.

Regency Living analysed current park home for sale stock across each county of England*, looking at which areas were home to the highest levels of buyer activity, as well as where had seen the largest annual increase in buyer demand.

The figures show that, across England as a whole, 18.5% of all park homes listed for sale in Q1 of 2025 had already found a buyer โ€“ marking a quarterly increase of +0.6%.

However, some counties have seen well above-average stronger demand growth, with countryside and coastal areas seeing the biggest quarterly increases.

Bedfordshire tops the list, with quarterly growth of +6.9% pushing county park home demand up to 36%.

Demand in Herefordshire increased by +6.7% on the quarter to sit at 20.8%, while Buckinghamshire saw a +5% boost to put demand at 36.8% โ€“ which is Englandโ€™s second-highest level of county demand behind only West Midlands County (38.5%).

Tyne and Wear also saw quarterly growth of +5% to reach 25%, while Dorsetโ€™s quarterly boost of +4.5% put overall park home demand at 24%.

While southern England has long been associated with park home living, over the past year, itโ€™s northern counties that have enjoyed the biggest demand increases, proving that downsizer desire for the park home lifestyle is spreading across the whole of England.

Tyne and Wear leads the way with annual demand growth of +25%, followed by South Yorkshire (+22.2%) and Merseyside (+14.3%).

All of this change means that Englandโ€™s park home hotspots are now West Midlands County (38.5%), Buckinghamshire (36.8%), Bedfordshire (36%), Hertfordshire (35.6%), and Staffordshire (33.3%).

Sales & Marketing Director at Regency Living, Tim Simmons said,ย โ€œResidential park homes are growing in popularity among silver downsizers and for good reason. They provide the opportunity to purchase an affordable home in some of Englandโ€™s most desirable property markets, and with stamp duty tax increases kicking in from next month, park homes are going to become even more in demand due to the fact that they are exempt from this tax.

Demand is already at its strongest in Englandโ€™s stunning coastal and countryside counties, and with the warm summer months now approaching, more and more downsizers are going to be attracted to these areas.โ€
