Legal & General Property (LGP) has chosen Make Architects to draw up plans for the major redevelopment of a Mayfair office block.
The 40,000 sq ft of space at 7-10 Hanover Square in central London is currently home to an office-dominated building from the 1950s and 1960s that has a total of seven floors. LGP has tasked Ken Shuttleworth’s Make Architects with modernising the building with a view to completing the entire project in 2016.
LGP aims to have secured planning for a high quality office-based scheme in keeping with the surrounding area when leases within the building expire in 2014. Building work could begin shortly after the property has been vacated by the current tenants.
The property is situated on the north-east corner of Hanover Square and lies opposite the planned site of the new Crossrail station, which is expected to come into full service in 2018. Crossrail will offer fast connections to business districts in the City and Canary Wharf, while Heathrow Airport will be just 28 minutes away.
The company’s senior fund manager Nigel Fuller said: “7-10 Hanover Square provides us with the opportunity to deliver high quality office space in a prime West End location, where the market remains constrained in supply. We are also confident that the building’s proximity to a Crossrail station will further contribute to its appeal and that Hanover Square will become the premier West End square.”
LGP has been involved in a number of projects around London in recent years, including the award-winning 500,000 sq ft mixed use scheme it delivered at Central Saint Giles in May last year. The company also plans to develop a £65m office building at 6 Agar Street in Covent Garden, which it hopes to bring to market next year, along with a 33,000 sq ft office scheme at 76-88 Wardour Street.
Head of development Simon Wilkes said: “On the back of Central Saint Giles, and following plans for Agar Street and Wardour Street, 7-10 Hanover Square will provide much needed, high quality office space in the heart of the West End. Armed with extensive in-house development capabilities, we aim to deliver an attractive office scheme to the market in 2016.”
Mace has been appointed as project manager for the scheme, while Jones Lang LaSalle will take on the job of development and letting agent for the project.
