London’s most popular street: £100m of house sales on Hamilton Terrace

In the last 12 months there has been almost £100 million worth of luxury house sales on just one London street, Hamilton Terrace in St John’s Wood, more house deals than the address has witnessed in the previous three years.

This sales boom is being driven by Indian, European and British buyers, says a new wealth survey by leading London estate agent Aston Chase.

The new Aston Chase survey analysed open-market and off-market deals along Hamilton Terrace between June 2025 and June 2026, comparing the sales data to deals on the terrace between 2023 and 2025 (as recorded on LonRes and Aston Chase local market intelligence).

The survey found that between June 2025 and June 2026 there were eight major house sales on Hamilton Terrace, with almost one deal made per month, with a combined sales value of almost £100 million (£92.675 million).

The average house sales price achieved was £11.58 million, with the properties having an average size of 7,271 sqft, typically a substantial 5 or 6 bedroom house set in landscaped gardens.

Aston Chase highlight that the majority of buyers of these houses (6) were affluent families from India or of Indian heritage (some domiciled overseas and some already resident in the UK), from Europe (notably Germany and Ireland) and England. All were families, with the parents aged in their thirties through to mid-fifties and with young children, indicative of the new, younger generation of wealth-holders.

Aston Chase say that this wave of activity over the past 12 months on Hamilton Terrace can be compared to the previous three years (2023-2025), when there was a total of just 10 house sales.

Six houses were sold along Hamilton Terrace in 2025, at an average price of £9.08 million and averaging 5,924 sqft in size, but the market in the previous two years was more subdued, with three houses sold in 2023, at an average price of £12.56 million, averaging 6,429 sqft in size, and one in 2024 priced at £6.25 million at 4,870 sqft.

Aston Chase highlight that the total of 13 sales deals (worth a combined £150 million) on Hamilton Terrace agreed in 2025 and 2026 underline the rise of the grand terrace as one of the most desirable and sought after residential addresses both in St John’s Wood and Prime Central London.

Aston Chase say that the elevation of Hamilton Terrace is due to several reasons. The first reason is product appeal. The wide tree-lined boulevard, originally developed in the 1820s to 1880s on land owned by Harrow School and named after Harrow Head Governor Charles Hamilton, has substantial “kerb-appeal” for buyers.

The detached and semi-detached grand Victorian villas and houses on Hamilton Terrace are known for their attractive architecture, and the spacious gated properties, set back from the street and offering both privacy and large rear gardens, are ideal for families with children.

The second is competitive pricing. Typically priced from £5 million to £20 million, the houses on Hamilton Terrace offer substantial value-for-money compared to nearby rival Avenue Road, where house prices typically start from £25 million and go up to about £50m.

The third reason is location. As traffic congestion has risen across London, many discerning buyers are reluctant to go house hunting beyond St John’s Wood. As a result, the two other rival addresses in North West London offering large family houses, The Bishops Avenue and Winnington Road in Hampstead Garden Suburb, have, arguably, declined in popularity over the last decade.

As a direct result, several of the large houses on The Bishops Avenue have been replaced by luxury retirement flats and apartment buildings, whilst some others on The Bishops Avenue and Winnington Road sit empty or are let, their owners now living closer to the centre of the capital, through purchasing alternative homes in St John’s Wood, Marylebone or Mayfair.

Aston Chase has been at the forefront of the deals along Hamilton Terrace over the last 12 months, involved in 50% of all the sales concluded. The Aston Chase transactions include a £14 million 10,875 sqft eight bedroom house sold to a British-Indian family upsizing locally; a £17.75 million 12,567 sqft nine bedroom house located on a substantial double plot sold to an Indian family who own a portfolio of homes around the world; a £10.85 million 5,126 sqft six bedroom house sold to a European family; and a £5.5 million 3,743 sqft five bedroom house sold to a family of mixed heritage.

The deals along Hamilton Terrace form part of almost £100 million worth of sales in some of London’s most important addresses that Aston Chase has agreed since the start of 2026.

Mark Pollack said: “Despite ongoing political and economic uncertainty, the perception that the London market has bottomed out has triggered a steady wave of ultra-high-net-worth buyers seeking opportunities in highly desirable addresses like Hamilton Terrace. Some buyers have been monitoring listings in the London market for some time and have finally swooped. As vendors have become more motivated to sell, they have attracted savvy buyers who were not previously willing to buy at what they perceived as an inflated price, but who recognize what is now clearly good value for money in the current market conditions.”
