Luxury developer Caudwell has unveiled the first furnished apartment at Le Provençal on the French Riviera, a new £300 million plus (GDV) luxury residential address created from the former landmark hotel

Located on the 7th floor, the newly furnished four-bedroom apartment provides 2,242 sq.ft. (208.28 sq.m.) of lateral living space and 495 sq.ft. (45.99 sq.m.) of private external terraces, with the interiors offering understated contemporary luxury that pays homage to the elegant designs of the 1950s and 1960s in the French Riviera.

The furnished apartment shows potential buyers how the living spaces can be used and styled, providing Caudwell with valuable insights for the design and configuration of the first show apartments, which will be launched at Le Provençal later this year.

Fronting onto Avenue Notre Dame and Boulevard Edouard Baudoin at the gateway to Cap d’Antibes, Le Provençal is a landmark former hotel overlooking the Mediterranean.

Originally the Hôtel Provençal built in 1926-27 by architect Lucien Stable for American millionaire Frank Jay Gould the building has an illustrious history that includes Royalty and famous A-list visitors.

Le Provençal will provide 41 residences with contemporary interiors and a luxury specification, including lateral apartments, penthouses and villas, all with secure garaging.

Complete with Art Deco styled public areas, cinema, health spa, restaurant, children’s playroom, retail boutiques and six acres of landscaped gardens with a 30-metre swimming pool. Le Provençal offers gracious luxury living and amenities unrivalled in the Cote d’Azur.

To design the building’s public areas and the layout and specification of the apartments Caudwell has worked alongside Richard Martinet of Parisian architecture and interior design studio Affine Design, renowned for the renovation of celebrated hotels such as the Hôtel de Crillon, Hôtel de Paris and Hôtel Shangri-La Paris.

The first apartment to be furnished at Le Provençal spans the entire depth of the building with the south facing façade opening onto a covered loggia offering panoramic views over the Bay of Golfe-Juan and Mediterranean Sea and the north façade, with two generously sized balconies, offering views of the Alps.

The entrance hall has built-in bespoke cabinetry with a niche displaying a beautiful ceramic by artist Pierre Casenove whose pottery is in Jura in Eastern France. The entrance hall opens onto a spacious reception room with stone flooring, this striking space spanning the entire width of the apartment, and opening onto the loggia. The entertaining space has been skilfully dressed to provide two lounges and a dining area.

In the lounge, classic contemporary sofas and Hila lamps by Hervé Langlais are complimented by Le Corbusier armchairs from Cassina, the design classics giving the living space a modernist look that recalls the Riviera of the 1950s and 1960s. Positioned around the lounges to provide focal points are Picasso style ceramics from Vallauris, the capital of ceramic arts on the Riviera, where Pablo Picasso took up residence in 1948 at the La Galloise villa until 1955. During his time in Vallauris he created many sculptures and paintings, including one of his largest ever projects, War and Peace, for which he created hundreds of themed paintings and preparatory drawings.

The dining space features a timber black oak dining table by Christophe Delcourt with Deco style dining chairs illuminated by Giacomo lamps and a sculptural metal and handmade glass centre light fitting by Ochre, recalling the mobiles of artist Alexander Calder, creating an artistic and modern ambience in the dining area.

The elegant and refined open plan kitchen is located off the main living space and has light timber cabinetry, with countertops and central island with breakfast bar clad in Taj Mahal marble. Luxurious finishes are complimented with high specification, including integrated Gaggenau kitchen appliances with two ovens, combination microwave and wine/champagne fridge.

Opening onto its own private balcony, the principal bedroom suite has a main bathroom and a walk-in dressing room lined with hanging rails and built-in drawers. A feature double upholstered bed, with open weave fabric to the lower portion and leather to the headboard provides a focal point for the bedroom, with oval three-drawer side tables and sculptural lamps by Porta Romana to either side. An armchair and occasional table completing the elegant dressing.

The luxuriously appointed bathroom is clad in Volakas veined-white marble with light-grey Carrara marble flooring. A veined-white marble, custom double vanity unit, with integrated basins and mixer taps, and drawers provides practical storage and opulent focal point. A brass framed overlapping double-circle mirror is perfectly framed by classic brushed brass art-deco wall lights, while the bathtub is dressed in decorative matching marble frame and front panel.

Two further ensuite bedrooms (one with a private balcony, the other with a separate dressing area), share a marble ensuite bathroom.

With views of the bay and Mediterranean sea, the fourth ensuite bedroom has been dressed as a study/home office with a modernist black ash finish desk and leather desk chair, sofa and sculptural end tables.

Underlining the ample outside living space provided the loggia has been dressed with loungers, side tables and feature oval Édition Bougainville rugs whilst the two balconies each have classic easy chairs by Cassina and oval tables.

The public areas of Le Provençal provide a sequence of beautiful rooms, taking residents and guests into the heart of the building and the lift lobby for access to the upper floors and residences.  The spectacular spaces include a porte cochère, restored octagonal grand reception lobby, a recreation of the original salon that existed during the late 1920s, and a rotunda with Ottoman style domed gold leaf ceiling.

There is also a 16-seat cinema with geometric art-deco inspired styling to the stepped flooring and walls, and a 2,155 sq.ft. (200 sq.m.) health spa. Inside the spa a serene sanctuary of wellness beckons, with the luxurious interiors featuring a circular Ottoman style domed ceiling, a semi-circular tinted mosaic spa pool with a feature waterfall and jets and curved walls displaying sculptured wall panels with bas-relief.

The inviting Jacuzzi, vitality pool and submersed beds are complemented by a sauna, a hammam, a cold plunge pool, an ice fountain, hydrotherapy jets and soothing hot stone benches for a deeply rejuvenating experience. There is also a gymnasium, treatment room, fitness studio and a separate female steam room and sauna in the ladies changing rooms. Residents will be able to book health, beauty and spa treatments and private fitness and gym coaching through the concierge.

The 41 residences are up to 9,440 sq.ft. (877 sq.m.) in size, and include lateral apartments, penthouses and garden houses/villas. Most of the residences offer outside terraces and views of the sea, with most also benefitting from views of the Alps. Located across the 8th to 11th floors the three penthouses, each with six bedroom suites, provide up to 9,440 sq.ft. (877 sq.m.) of internal living space and up to 5,672 sq.ft. (527 sq.m.) of private terraces. Each penthouse has a private mosaic lined swimming pool and offers panoramic views along the French Riviera including views of Cap d’Antibes, Nice, Monaco, Cannes and the Alps.
