The latest insight fromย AgentWise has found that almost 1,700 Prime Central London homes currently listed on the market, have either returned to the market having been previously listed, or have reduced their asking price, as sellers struggle to secure buyers through traditional routes.
The analysis of current Prime Central London listings data, conducted by AgentWise, found that 790 properties are back on the market after a previous sale fell through or were withdrawn and relisted, while a further 893 have reduced their asking prices.
The volume of homes returning to the market is being driven by some of Londonโs best-known prime locations. Marylebone accounts for the largest share, with 140 homes currently back on the market, equal to 17.7% of the Prime Central London total. Fitzrovia ranks second at 12.9%, while Mayfair and Kensington each account for 12.0%.
When it comes to prime London price reductions, Kensington tops the table, with 183 homes currently listed at a reduced asking price, accounting for 20.5% of all discounted Prime Central London stock. Chelsea follows, accounting for 13.5%, while Marylebone ranks third at 10.8%.
The fact that locations such as Marylebone, Kensington and Chelsea appear prominently in both measures suggests that even some of Londonโs most established prime markets are seeing sales stall, fall through, or require sellers to lower their price expectations in order to attract buyers.
Founder of AgentWise, Eric Corsaletti, said: โBy the time a property has been reduced or returned to the market, the seller is often frustrated with the process. In many cases they have spent months on the portals, accepted an offer, only for the transaction to collapse or the property to receive very little meaningful interest.
What we are increasingly seeing is that, after that first attempt has failed, agents are turning to a more targeted and collaborative approach. Rather than simply relisting the property and hoping for a different outcome, they are using trusted professional relationships to identify the right buyer more quickly and more discreetly.
Platforms such as AgentWise are helping agents and brokers strengthen those relationships, making it easier to collaborate and providing an increasingly important alternative route when the traditional process has failed.
The issue is not that there is no demand in Prime Central London. The demand is still there. The challenge is that the traditional process is becoming less efficient, particularly at the top end of the market where buyers are often international, highly specific and difficult to reach through standard marketing channels.โ
Corsaletti added:ย โThe portal remains an important part of the market, but it is no longer the whole market.
Increasingly, the most serious buyers and the strongest opportunities are being found through agent collaboration and trusted networks, particularly when a property has already failed once in the public market.โ
