Walthamstow’s latest development, Blackhorse View, by Barratt London, Transport for London (TfL) and L&Q, will offer buyers a stylish range of affordable new homes, with panoramic views over the neighbouring Walthamstow Wetlands and Lee Valley Park, and a buzzing local community on its doorstep.
The Barratt London and TfL Zone 3 scheme will consist of 185 one, two and three-bedroom apartments, as well as studios, helping first-time buyers get onto the ladder with prices starting from £315,000. Housing association L&Q will deliver a further 165 affordable homes (almost 50% of the total number) for both rent and shared ownership.
Located opposite Blackhorse Road station, transport is made easy for residents with the Victoria Line and London Overground reaching Kings Cross in 13 minutes, Oxford Circus in 17 minutes, and easy access to Stansted Airport via Tottenham Hale.
The development also includes hundreds of cycle parking spaces for those who enjoy travelling by bike, with the transformation of the nearby Blackhorse Road junction making it even easier to travel more sustainably with new segregated cycle tracks, wide pavements and improvements to the bus facilities, including a new bus shelter. The first homes at Blackhorse View will be ready to move into from late 2021, with every apartment benefitting from either a private balcony or terrace, as well as access to landscaped communal podium gardens.
Pam Reardon, Sales Director at Barratt East London, comments: “The vision for Blackhorse View is to create a successful, sustainable place for people to live and work. Location is everything with this site. Not only is it right next to a Tube station, but by including new homes and mixed-use retail space too, the scheme is set to bring significant perks to the surrounding area, including new tree-lined streets, cycle paths, green spaces, cafés, shops and workspaces to help support local start-ups.”
Emma Hatch, Senior Property Development Manager, at Transport for London, said, “We’re delighted for our first homes working with Barratt London to go on sale in the vibrant location of Waltham Forest. The development, which is delivering 350 new homes and 50 per cent affordable housing, offers new residents a wide range of benefits, not least a variety of choices when it comes to travelling across the capital.
“As part of the project, we are also delivering 17,000 square feet of retail and commercial space, including opportunities for small and independent businesses, as well as creating new jobs and apprenticeship opportunities to support the local economy.”
Fiona Fletcher-Smith, Group Director for Development & Sales at L&Q added, “Working alongside like-minded partners such as Barratt London and TfL forms a significant part of our ambition to help solve the housing crisis. L&Q believes everyone deserves a home they can afford, and we are proud to be delivering 165 high affordable homes for both shared ownership and rent at this fantastic north London scheme.”
Having spent 2019 as London’s first Borough of Culture, Waltham Forest has experienced extensive regeneration in recent years, including the restoration of its Grade II-listed Granada Cinema and a host of new dining options, now a true foodie hotspot for London. And regeneration is still in progress, with Blackhorse Road junction set to be completely transformed over the next year to encourage sustainable transport and much needed affordable homes.
Already a thriving creative and cultural hub for East London, the trendy E17 postcode is bursting with things to do. Europe’s largest street market, Walthamstow Market, is a short stroll from Blackhorse View, as is the acclaimed William Morris gallery, and there are numerous high street shops, cafés, and bars nearby. For those who prefer independent boutiques, quaint pubs and old English architecture, the conservation area of Walthamstow Village offers the perfect spot for a Sunday stroll.
Lloyd Park is a favourite of local residents, just a 15-minute walk from Blackhorse View, with 31 acres of floral gardens, bowling greens and tennis courts. The 520 acres of unspoilt reservoirs at Walthamstow Wetlands is a great day out, with a café and viewing platform housed in a listed engine house.
Pam says, “This might be a Zone 3 location, but it definitely has a back to nature feel. This is what draws in lots of young families not yet ready to leave London, as well as professionals priced out of Hackney and Islington. E17 has a real sense of community with a village feel unlike anywhere else, where our new scheme aims to enhance the existing environment and build on these strong community ties.”
